Bill of sale - A bill of sale is a legal document made by a seller to a purchaser, reporting that on a specific date, at a specific locality, and for a particular sum of money or other "value received", the seller sold to the purchaser a specific item of personal, or parcel of real, property of which he had lawful possession. Nemo dat quod non habet - ... habet, literally meaning "no one [can] give what they don't have" is a legal rule, sometimes called the nemo dat rule that states that the purchase of a possession from someone who has no ownership right to it also denies the purchaser any ownership title. This rule usually stays valid even if the purchaser does not know that the seller has no right to claim ownership of the object of the transaction (bona fide).
Estoppel by deed - Estoppel by deed is a doctrine in the law of real property that arises where a party conveys title to land that he does not own to a bona fide purchaser, and then acquires title to that land. In such a circumstance, the party may be bound by the earlier conveyance, and title will then pass to the bona fide purchaser by operation of law.
